Situation

Smart access and flexible management in a dynamic multi-tenant business site

In Rotterdam, a multi-tenant business site houses four different tenants, each with their own approach to parking management. The situation required a solution that offered both flexibility and clarity: how to ensure each company keeps control of its own parking rights without the car park descending into chaos? The tenant with the largest share of parking rights was also the site owner, adding further complexity. On top of this, one company needed access for its employees based on reservations, while the other tenants preferred vehicle counting per company.

Solution

The implementation of Park-R

Park-R Pro was introduced as a scalable solution to meet these diverse needs. The largest tenant — an organisation with multiple branches — provided the Park-R app to around 400 employees. Through the app, staff can reserve a parking space and manage their own licence plates. The organisation allocates parking costs internally to users as an incentive to choose public transport or cycling where possible. In addition, pool cars have been placed on site, with access managed through Park-R.

The other tenants use vehicle counting. Each organisation has a fixed number of parking spaces. Once that limit is reached, the system denies further access to vehicles from that company. This keeps use fair and manageable without the need for manual checks.

Clear structure and efficient capacity allocation

With the flexibility of Park-R Pro, each company can manage access and parking in the way that best suits them. Employees of the largest tenant can reserve spaces through the app, while smaller tenants benefit from accurate vehicle counts that show exactly how many spaces they are using. Everything is managed smoothly through one central environment, with separate access rights and data visibility for each organisation.
